The Cyclades islands are once again proving their strong appeal to property buyers, with Mykonos maintaining its position as the most expensive and most in-demand Greek island in Q1 2025, according to new data released by real estate experts Spitogatos.
Leading the list of islands with the highest average selling prices for holiday homes is Mykonos, where a property sells on average for 7,018 euros per square meter.
Antiparos, Folegandros, Paros, and Santorini follow. Overall, demand for homes on the Cyclades islands was up by 10.4% compared to Q1 2024.
Cheaper island homes can be found on Andros at 2,105 euros/m2 and Syros (2,174 euros/m2).
Meanwhile, growing in popularity and boosting average prices in Q1 were the islands of Folegandros, Antiparos, Kythnos, Syros, and Paros. The five islands showed the strongest annual growth in average home prices, signaling a shift in buyer interest toward emerging luxury alternatives in the Aegean.
Greece remains a top destination for property investors. Indicative of the demand, the average selling price for homes on the Cyclades islands has increased by 50% over the 2018–2025 period.
The top 5 buyer markets expressing interest in buying holiday homes in the Cyclades in Q1 were the US, the UK, Germany, France, and Sweden.
Islands with the largest offering of homes in Q1 were Paros, Syros, Mykonos, Santorini, and Andros.
Contributing to the upward trend are lifestyle shifts, international investor interest, and Greece’s booming tourism industry.
