
7.3 million property owners have a “rendezvous” with the new ENFIA property tax. The “revelations” of the new real estate tax account are expected from day to day with Independent Public Revenue Authority – AADE running at full speed to post the new bills to 7.3 million natural and legal persons. The law stipulates that the first of the ten installments of ENFIA is paid until the last working day of the month following the issuance of the tax assessment act. However, since the statements were not issued on April 30, 2022 and will be issued within May, the Ministry of Finance is expected to submit to Parliament a provision stipulating that the payment of the first installment of the tax will be paid by May 31, 2022.
The payments of the new ENFIA, which in total exceed 2.2 billion euros, brings relief for about 8 in 10 property owners despite the increase in objective property values. Nearly 900,000 taxpayers will have no change in the bill, about 350,000 will pay higher tax than in 2021, while the largest charges will be found for about 180,000 property owners with real estate in areas where objective values jumped or were registered for the first time in the system of objective calculation of the value of real estate.
Lucky owners
The lucky winners of the new ENFIA tax include more than 1 million property owners who will see the “bill” of their property tax reduced by an additional 50%. In fact, more than 62,000 taxpayers will be completely exempt from paying the tax on their real estate.
Property owners are entitled to 50% ENFIA discount if:
– The total taxable family income does not exceed 9,000 euros, increased by 1,000 euros for the spouse and each dependent member.
– The total area of the buildings does not exceed 150 sq.m.
– The total value of the real estate does not exceed 85,000 euros for the unmarried, 150,000 euros for the married with one dependent child and 200,000 euros for the married with two dependent children.

Complete exemption from ENFIA is for families that have three or more children or include people with a disability rate of more than 80% if they meet the following criteria:
– The total annual net family income does not exceed 12,000 euros, increased by 1,000 euros for the spouse and each dependent member.
– The total area of the buildings does not exceed 150 sq.m.
