Short-term rentals are expanding at an impressive pace across Greece, with Northern regions leading the surge. Fresh data presented by STAMA Greece at the Philoxenia tourism expo in Thessaloniki confirms that Airbnb-style listings have grown sharply in nearly every destination.
Thasos: steady demand in a mature market
The island of Thasos shows consistent growth, with listings rising from 831 in 2023 to 876 in 2025. Its popularity remains strong, supported by a 67% average occupancy rate, stays of nearly a week, and daily prices averaging 120.62 euros.
Alexandroupoli: the standout performer
The most dramatic increase is recorded in Alexandroupoli, where listings have more than doubled in two years—from 294 in 2023 to 720 in 2025. The city’s appeal has been further boosted by a wave of Turkish visitors seeking affordable shopping and short city breaks. Average occupancy stands at 53%, with daily rates at 90.89 euros.
Kavala: after a rise, slight correction
Kavala saw strong growth through 2024 before easing slightly in 2025, reaching 609 listings. Occupancy remains stable at 55%, with an average stay of 4.4 days and typical rates of 90.58 euros.
Halkidiki: the heavyweight of Northern Greece
Kassandra maintains its position as one of the most robust markets, reaching over 2,800 in 2025, supported by a 64% occupancy rate and some of the highest prices in the region. Sithonia, after a brief dip, rebounded to 1,700 listings in 2025, boasting a 69% occupancy rate and week-long stays. Together, the two peninsulas host roughly 4,000 rentals.
Pieria and Thessaloniki: steady ascent and urban dominance
Pieria continues to strengthen its presence, climbing from 233 to 376 listings over two years, with occupancy at 57%. Thessaloniki remains the undisputed leader, soaring from 2,900 listings in 2023 to 4,100 in 2025. The city center alone has grown by nearly 30%, supported by strong city-break demand and infrastructure upgrades.
A nationwide rise
According to INSETE, Greece’s short-term rental supply hit new records in 2025, peaking at 247,000 listings in August. Bed capacity also exceeded one million from spring onward—an unprecedented milestone for the 2019–2025 period.
