Mandatory Bank Payments for Rents Delayed Until April 2026

The start of mandatory rent payments exclusively through bank accounts in Greece has been postponed to April 1, 2026, instead of the originally planned January 1, 2026.

The change is included in an amendment submitted to Parliament by the Ministry of Finance and applies to all rental agreements, giving landlords and tenants additional time to adapt.

According to the explanatory note, the delay was deemed necessary to allow the completion of technical and organizational work needed to establish a comprehensive system for cross-checking data with payment service providers.

The ministry notes that full implementation requires upgrades to both tax authority information systems and banking infrastructure to ensure reliable and uninterrupted monitoring of transactions.

Under the measure, rents will be paid exclusively via a bank account declared to the Independent Authority for Public Revenue (AADE).

The regulation forms part of the country’s broader efforts to enhance transparency and curb tax evasion in property income, while the extension is intended to prevent implementation problems, particularly in older leases or where parties have not yet fully adjusted to the new requirements.
