The preferences of foreigners interested in purchasing a holiday house in Greece are shifting toward areas with greater growth potential, according to an analysis by Elxis-At Home in Greece, a Greek real estate company based out of Holland.
“This year, we are once again observing a noticeable shift in demand from high-tourism areas to other regions with greater growth potential,” notes George Gavriilidis, CEO of Elxis.
As he explains, the primary reason for the shift in the trend is the saturation of popular destinations and the potential buyers’ desire for more privacy.
Furthermore, land plots in the more popular locations are scarce, and even when an opportunity arises the asking price is very high.
“For example, instead of purchasing a vacation home in Lefkada, we’re seeing a clear shift of interest to the opposite shores, both north and south of Preveza,” explains George Gavriilidis.
“Areas such as Monolithi, Kanali, Palairos, Pogonia, and further south the beaches of Mytikas stand out. They offer the same turquoise waters as the Ionian Islands but with the added advantage of privacy and, of course, a more affordable purchase cost,” he adds.
As far as property prices, the most popular real estate category is expected to range between €270,000 and €400,000 in 2025. According to George Gavriilidis, “In this price range, there is a very large pool of buyers from Western Europe who choose to purchase a vacation home in Greece.
“These individuals prefer such an investment over keeping their money in savings accounts that offer near-zero interest rates. As a result, developers are adjusting their new properties to ensure costs remain within this range,” he points out.
This adjustment is primarily achieved by reducing the available indoor space. As noted by Elxis, 20 years ago, a typical two-bedroom holiday house in Greece would offer 90–95 square meters of main living areas. Today, the same newly built and fully standalone residential dwelling with a pool is offered at 70 square meters, for example, by reducing bedroom sizes while placing greater emphasis on the design of outdoor spaces.
