According to the Institute for Greek Tourism Confederation (SETE) INSETE, the number of available short-term rental accommodations—Airbnb-type beds—exceeded 1 million for the first time in 2025, hitting a milestone in April.
This data reflects the expansion of the tourism base in the short-term rental sector. In January, available beds were at 947,000 (+101,000 from 2024), increasing to 961,000 in February (+84,000), reaching 981,000 in March (+75,000), and finally exceeding 1 million in April, hitting 1,007,718 beds (+72,000 compared to the same month last year).
Tourism growth is also fueling the continued increase in short-term rental listings, despite the ban—effective from January 1, 2025—on registering properties in the Short-Term Stay Property Registry for those located in areas in Athens.
The increase in short-term rental listings has been consistent since 2023 and shows no signs of slowing. In detail, the number of listings in January 2025 was 213,000 (+23,000 from 2024), 216,000 in February (+20,000), 222,000 in March (+18,000), and 228,000 in April (+16,000).
Despite the rising number of properties and beds, occupancy rates have also increased. Analysis for the first quarter of 2025 shows occupancy growth during the first two months and stabilization in March, compared to the same period in 2024—despite the increase in supply.
