The return of contractors to the real estate market is becoming more and more dynamic, especially in the southern and northern suburbs of Attica, where one in three homes for sale has been built in the last five years.
In particular, for example, according to research by the Newdeal real estate Academy, the new network of real estate agents and consultants in Glyfada, 30% of properties for sale are newly built with an average price of about 5,200 euros per square meter.
In Vrilissia the percentage of newly built compared to older homes is 32% with an average price of 3,500 euros per sq.m., while in Nea Smyrni the percentage jumps to 41% and the average selling price of newly built is 3,100 euros, according to the same survey.
For the reconstruction explosion of the last period, which despite the pandemic has not stopped so far, Christos Bletas, founder of the real estate Academy and CEO of the Newdeal real estate group states that important factors leading to this trend are the suspension of VAT, the development program of the Elliniko area, the expectation of attracting foreign investors through the golden visa programs, the forecasts for economic development and the long period of freezing of construction activity.
According to the survey data, in all of Attica the percentage of new homes for sale compared to the older ones is 12%.
This is still relatively lowcompared to the high averages of some areas, but overall it is 10 times higher than a few years ago.
